Site Details
Formerly the site of a whisky distillery with its roots dating back to 1799, the land was latterly owned by Diageo and operational until 2011 when it closed its doors.
Surrounded by established residential sites, we recognised the opportunity to create a new neighbourhood, both connecting and enhancing the existing communities and bringing much needed new investment into Alloa which had suffered following the closure of the distillery.
In addition to remediating the site to enable the development of much needed new local housing, the project presented the opportunity to create new open green spaces for people to enjoy, alongside new pedestrian paths and recreational areas. Extensive landscaping will be introduced and work undertaken to reroute part of the Brothie Burn turning it into a landmark feature for all to enjoy.
Planning consent has now been secured and further groundworks underway to enable housebuilding to begin.
Constraints
With a site of this size, constraints are inevitable and are as a result of its former use, existing landforms and the existing structures on site, many of which required to be demolished. Water courses, ecology and biodiversity all require careful consideration, however once managed the site will generate a unique landscape which will feature SuDS alongside enhanced woodland, landscaping, key frontages and communal spaces – this will be a place where people want to live and work.
